The biggest difference for me has been how much more visible the returnee conversation is now. People are not just visiting quietly anymore, they are building networks and making longer-term decisions.

Pricing shocks a lot of people at first, especially if they are expecting nostalgia more than reality. The city is changing fast and planning with current prices matters.

If you are choosing where to plug in, look for the groups that are welcoming to newer people. A community can be visible online and still feel closed in person, so that part matters a lot.
